The following is a
description of the hangars that will be available for purchase at
Texas Aerosport in Dorchester, TX. There is much flexibility that
we have and almost anything can be changed and/or customized based
on the customer’s needs (workshops, office space, internal
apartment construction, etc). All work is being done by the
airport developer and/or his subcontractors, so there will be a
consistent, master-planned approach to the airport site.

Construction
Methodology
-
All iron I-Beam frame with arched truss roof (no wood
product utilized whatsoever)
-
Insulation installed on both side walls as well as roof
-
6-8 insulated windows (5’ x 4’) depending on hangar size

Horton 16’ stacked doors on all hangars
-
WELL BILT INDUSTRIES pocket doors on all hangars with front facing
taxiway
-
1 personnel door per hangar with dead bolt and locking door
knob
-
Gutters on 2 sides
Electrical
-
All hangars are individually metered
-
All hangars are wired for 200 amp service
-
All hangars are also supplied with 220 V service for heavy
duty appliances, welders, etc.

Each hangar will have 2 overhead 110V, 175W lights
-
There will be 4-plug receptacles located on 20’ centers
around the perimeter of the hangar (except for the large
doors)
-
Twin flood lights will be mounted on all 4 corners on the
outside of the hangar
-
A high intensity flood light will be mounted overhead the
ramp door(s)
-
There will be 4 double-plug receptacles located on the
outside of the hangar
Plumbing
Ramp
-
Hangars facing the runway (west) will have approximately 50’
of concrete ramp space prior to transitioning to the grass
taxiway
-
There will be approximately 80’ of concrete ramp in between
hangar doors
-
There will be approximately 60’ of space between pocket
doors leading to taxiway
Colors
-
All hangar side wall covers will be consistent
-
Roof colors will be owner choice (green, red, blue, etc)
Airport Dues
Residential
Considerations
-
Texas Aerosport will not be an “Airpark” per se, as no home
sites will be allotted
-
There are no restrictions with how the inside of the hangar
is customized, ie, if an owner would like to construct an
office, small apartment, mezzanine level or workshop
